The Ministry of Finance has authorized a new Property Transfer Tax (PTT) form (version 27) effective August 2, 2016. The updated form is due to the introduction of an Additional Tax and will be available for download through the Land Title and Survey Authority of BC (LTSA) website on August 2, 2016.

IMPORTANT: ONLY VERSION 27 OF THE PROPERTY TRANSFER TAX FORM WILL BE ACCEPTED EFFECTIVE AUGUST 2, 2016.

To facilitate the transition, if a Property Transfer Tax form version 26 has been executed by the purchaser prior to August 2, 2016, the Ministry of Finance has advised that it will be acceptable for the submitter to take the following steps:

  1. Retain the executed Property Transfer Tax Form version 26. Do not submit this form.
  2. Fill out and electronically sign a Property Transfer Tax form version 27 with the information contained in version 26, and include the new information required, as set out below. Version 27 does not need to be executed by the purchaser.
  3. Submit the electronically signed Property Transfer Tax form version 27 to the land title office.

However, please be aware that the Property Transfer Tax form version 27 requires the Social Insurance Number (SIN) to be provided for all Canadian citizens and permanent residents. You must ensure that you have the correct SIN for each transferee and that it has been verified against other government-issued ID.

Effective August 2, 2016, if a transferee is liable for the Additional Tax, you must complete, execute and mail the Additional Property Transfer Tax form to the address provided.

The following changes have been made to the Property Transfer Tax form:

Required fields:

  1. The social insurance number (SIN) must be collected and verified to be that of the transferee by viewing the SIN card and comparing the name or by viewing one of the following:
      1. T4 Statement of Remuneration Paid (slip)
      2. Canada Revenue Agency Notice of Assessment
  2. Municipality - a new drop down menu has been added and you must select the correct municipality for the property.

For payment of the Additional Property Transfer Tax:

New field in Section I of version 27

If any transferee is liable for the Additional Tax you must complete the Additional Property Transfer Tax form and enter the tax calculated in Section E of that form into the new Additional Property Transfer Tax payable field in Section I of version 27 of the Property Transfer Tax form. This will automatically calculate the total tax payable in the existing field and ensure the correct amount of tax is withdrawn from the trust account.
