The Ministry of Finance has authorized a new Property Transfer Tax (PTT) Return (Version 29), in effect November 27, 2017. The Return form features significant changes from the prior version and can only be completed using Adobe Acrobat DC or higher (Standard or Professional). IMPORTANT:

  • ONLY VERSION 29 OF THE PROPERTY TRANSFER TAX FORM WILL BE ACCEPTED EFFECTIVE NOVEMBER 27, 2017.
  • ONLY ADOBE ACROBAT DC OR HIGHER (STANDARD OR PRO) CAN BE USED TO COMPLETE THE FORM.

Please ensure your IT staff have installed Adobe Acrobat DC prior to completion of the form.

The updated PTT Return features several enhancements and requires the capture of more information:

  • Improved form validation to identify errors.
  • New rules for tax calculation.
  • Requirement to capture vendor information such as address, phone number and tax residency status.

If the transferee has already executed a Version 28 PTT form, the administrator of Property Transfer Tax will permit it to be used as the true copy, to meet the requirements of s. 13.1(5) of the Property Transfer Tax Act. However, a fully completed Version 29 PTT Return form must be electronically submitted for all taxable transactions on or after November 27, 2017, notwithstanding that the transferee may not have signed it.  Practitioners must ensure they obtain the necessary information to be able to complete Version 29.  

The new PTT Return form will be available shortly for download from myLTSA and ltsa.ca, and should only be submitted as of November 27, 2017. An update announcement will be posted once the form is available for download.
