Minimizing defects to ensure land title applications are processed as and when expected is in everyone’s interests. LTSA is committed to supporting customers with submitting applications as accurately and efficiently as possible.

Execution of Forms
Examples of common errors include:
- A form with missing or wrong execution dates, such as dates in the future.
- A form is not ‘trued up’ with the name(s) of authorized signatory(ies).
- There is no corporate owner’s signature or name.
Incorrect Forms for Land Title Submissions
One of the most common mistakes received by LTSA is the use of an incorrect form for a land title submission. Examples include:
- A missing Form F for the transfer of a strata lot.
- A missing Declaration Form for supporting documents.
- The use of a Form 17 – Fee Simple instead of a Form 17 –Charge, Notation or Filing.
Power of Attorney
Many common mistakes received by LTSA are related to Powers of Attorney, such as:
- There are variations between the name of the donor in the Power of Attorney and the name of the registered owner.
- A Power of Attorney contains substantive differences in alternate names for the attorney; for example, “Jane Smith also known as (or “aka”) Jane Jones”.
- The attorney executes a transfer to himself/herself without the Power of Attorney expressly authorizing it.
- The Power of Attorney number or name is not included in the execution portion of a Form A, B or C.
- Note that private information (such as a driver’s license number or passport number) should not be included on the Power of Attorney itself, in order to comply with privacy laws.
