Online Transmission to Surviving Joint Tenant Application for BC Property Owners Now Live

The Land Title and Survey Authority of BC (LTSA) has introduced a new online application for property owners to file a Transmission to Surviving Joint Tenant. Available on LTSA’s website, the new application can be used to transmit (transfer) ownership after the death of an owner on title to any surviving owners who are joint tenants on title with the deceased. The online application form will make it easier for applicants to fill out and file the land title application, Transparency Declaration and the Property Transfer Tax Return.

Surviving owners can also apply to change the occupation of the owner requesting the ownership change and mailing address on title at the same time, as well as order a State of Title Certificate for any of the Parcel Identifiers (PIDs) in the application as proof of registration.

Applicants are able to fill out the surviving joint tenant application on LTSA’s website and submit online directly to LTSA by using the BC Services Card app. LTSA will then send the Transparency Declaration to be filed with the Administrator of the Land Owner Transparency Registry and the Property Transfer Tax return to Ministry of Finance for processing.

Applicants who submit online using the BC Services Card app will be notified by email when their application is registered.

If there is a problem with an application, the applicant will be provided a unique URL by email to revise the application, which can be done by logging in with the BC Services Card app.. Applicants not wishing to file a corrective declaration will also have an online option to withdrawal their application.

Submitting a transmission to surviving joint tenant application online makes the process even more convenient for the public by allowing applicants to pay by credit card and scan originals as supporting documents.

The introduction of the new online application for transmission to surviving joint tenant continues LTSA’s efforts to improve access for property owners to file common land title applications. This application joins the change of mailing address on title, change name on title, and Claim of Builders Lien applications launched throughout 2022 and 2023. Since the launch of the new online applications, improvements in the accuracy and completeness of applications filed by the public have prevented errors that delay registration times.
