The Land Title Act requires that documents be submitted in the form designated by the Director of Land Titles. Currently, there are three types of electronic forms that may be submitted: Web Filing forms, EFS PDF forms and Public Filing forms.

Web Filing Forms

Web Filing forms are online forms created in myLTSA Enterprise and accessed through the Web Filing menu option. The forms do not use downloadable templates and instead, are created online using guided text entry fields. Once text entry is complete, the electronic form is generated then electronically signed by a subscriber with a digital certificate issued by Juricert and submitted to the land title office. The forms are available for legal professionals, government employees and authorized subscriber members who have a myLTSA Enterprise account.

A Web Filing form must be completed in compliance with the directions provided in the Web Filing Form Practice Guides which offers comprehensive practice information for completing land title Web Filing forms.

EFS PDF Forms

EFS PDF forms are being replaced by Web Filing forms. Only four forms remain active and available for download.

EFS forms are offline forms published as downloadable PDF templates, which provide a mixture of free form and structured text fields as well as drop down menus and tick boxes. Once text entry is complete, a subscriber electronically signs the form with a digital certificate issued by Juricert. The applicant will login to their myLTSA Enterprise account to upload and submit the form. The forms are available to legal professionals, government employees and authorized subscriber register members who have a myLTSA Enterprise account.

An EFS PDF form must be completed in compliance with the directions provided in the Directions for Completing EFS Forms which contains detailed instructions for completing EFS PDF forms. The forms are designed to be filled out using Adobe Acrobat (Standard or Professional edition) in a version listed in the myLTSA System Requirements. The forms cannot be completed with the free Adobe Reader software.

Public Filing Forms For Use by Members of the Public

Public Filing forms are online forms created using guided text entry fields. They are accessed through ltsa.ca and in conjunction with the BC Services Card mobile device app. Once text entry is complete, the electronic form is generated then electronically signed by a member of the public using their BC Services Card mobile device app and submitted to the land title office. The forms are available to members of the public who wish to prepare and submit applications to the land title office without the assistance of a legal professional. The BC Services Card mobile device app is used to verify the identity of the applicant and sign the form.

A Public Filing form must be completed in compliance with the form fields help content and text entry guidance.

Access Public Filing Forms

The Director of Land Titles has authorized the use of the BC Services Card to verify identity and electronically sign forms for online submissions by the public. The authorization is set out in the E-filing Directions.

The following applications can be filled out online and then submitted using the BC Services Card, by mail or in person by appointment.

If you don’t have a BC Services Card, you can still fill out the form online, download and print it and then submit a hardcopy (paper) form by mail or in person. If you do not have access to a printer, contact LTSA Customer Support at 1-877-577-LTSA (5872), press 1, for assistance.

Manual Filing Forms

Manual filing of hardcopy (paper) land title forms is limited by requirements to file forms electronically. The E-filing Directions sets out requirements for e-filing documents and includes a table of applications that are exempt from the requirement to submit the document electronically. See the E-filing Directions, Section 6 for more about e-filing requirements.

To protect the privacy of members of the public who file applications themselves or on behalf of another person, the Director of Land Titles has created a separate set of manual forms where we collect a phone number and email address on a separate page. Please include this separate contact information page when you submit the application. The information is collected in case the LTSA needs to contact the applicant about their application.
