The Land Title Act requires that documents be submitted in the form designated by the Director of Land Titles. Currently, there are three types of electronic forms that may be submitted: Web Filing forms, EFS PDF forms and Public Filing forms.

Web Filing Forms

Web Filing forms are online forms created in myLTSA Enterprise and accessed through the Web Filing menu option. The forms do not use downloadable templates and instead, are created online using guided text entry fields. Once text entry is complete, the electronic form is generated then electronically signed by a subscriber with a digital certificate issued by Juricert and submitted to the land title office. The forms are available for legal professionals, government employees and authorized subscriber members who have a myLTSA Enterprise account.

A Web Filing form must be completed in compliance with the directions provided in the Web Filing Form Practice Guides which offers comprehensive practice information for completing land title Web Filing forms.

EFS PDF Forms

EFS PDF forms are being replaced by Web Filing forms. Only four forms remain active and available for download.

EFS forms are offline forms published as downloadable PDF templates, which provide a mixture of free form and structured text fields as well as drop down menus and tick boxes. Once text entry is complete, a subscriber electronically signs the form with a digital certificate issued by Juricert. The applicant will login to their myLTSA Enterprise account to upload and submit the form. The forms are available to legal professionals, government employees and authorized subscriber register members who have a myLTSA Enterprise account.

An EFS PDF form must be completed in compliance with the directions provided in the Directions for Completing EFS Forms which contains detailed instructions for completing EFS PDF forms. The forms are designed to be filled out using Adobe Acrobat (Standard or Professional edition) in a version listed in the myLTSA System Requirements. The forms cannot be completed with the free Adobe Reader software.

SurveyHub Forms

SurveyHub forms are online forms created using guided text entry fields. They are accessed through SurveyHub, within myLTSA, which is an online workspace for land surveyors to prepare survey plans, data sets and the related land title forms. Once text entry is completed, the forms are generated and electronically signed by a subscriber using their digital certificate issued by Juricert.

The land surveyor will download the forms and then upload and submit them to EFS or share the forms via email with another myLTSA customer for submission to EFS. The land title SurveyHub forms are the Application to Deposit Plan and Survey Plan Certification and they are available to land surveyors who may share them with legal professionals in cases of a multiparty transaction.

A SurveyHub form must be completed and electronically signed in compliance with the form field text entry guidance and the SurveyHub Form Guides and other resources

Public Filing Forms For Use by Members of the Public

These forms are available to members of the public who wish to prepare and submit applications to the land title office without the assistance of a legal professional. These forms must be completed in compliance with the form fields help content and text entry guidance and in compliance with the directions provided in the Public Filing Form Practice Guides.

The Director of Land Titles has authorized the use of the BC Services Card app to verify identity and electronically sign forms for online submissions by the public. The authorization is set out in the E-filing Directions.

Access Online Public Filing Forms for the Public

Accessed through ltsa.ca, online Public Filing forms  are created using guided text entry fields. Once text entry is complete, the electronic form is generated then electronically signed by a member of the public using their BC Services Card app and submitted to the land title office. The BC Services Card app is used to verify the identity of the applicant and sign the form. The form can also be filled out online, downloaded and then printed allowing the applicant to submit a hardcopy (paper) form by mail or in person

Manual Filing Forms

Manual filing of hardcopy (paper) land title forms is limited by requirements to file forms electronically. The E-filing Directions sets out requirements for e-filing documents and includes a table of applications that are exempt from the requirement to submit the document electronically. See the E-filing Directions, Section 6 for more about e-filing requirements.

To protect the privacy of members of the public who file applications themselves or on behalf of another person, the Director of Land Titles has created a separate set of manual forms where we collect a phone number and email address on a separate page. Include this separate contact information page when you submit the application. The information is collected in case LTSA needs to contact the applicant about their application.

Form
Form A – Freehold Transfer S.185(1) Land Title Act. The signature of the transferor must be witnessed by a lawyer, notary public or other person authorized by the Evidence Act.

An owner may submit this paper form themselves unless it requires a transparency report under the Land Owner Transparency Act

Form B – Mortgage S.225 Land Title Act. The signature of the transferor must be witnessed by a lawyer, notary public or other person authorized by the Evidence Act.

An owner may submit this paper form themselves.

Form C – General Instrument S.233 Land Title Act. The signature of the transferor must be witnessed by a lawyer, notary public or other person authorized by the Evidence Act.

If the application is for a charge, an owner may submit this paper form themselves unless it requires a transparency report under the Land Owner Transparency Act.

If the application is to release a claim of builders lien, an owner may submit this paper form themselves. Any other type of release should be prepared and submitted online by a legal professional.

 

Form 10 – Application to Deposit Subdivision Plan S.92(1)(a) Land Title Act. This document cannot be submitted in paper unless it meets an exemption to required online filing. See E-filing Directions section 6.2

Form 14 – Application for Cancellation of Interior Lot Lines S.137(1) Land Title Act. This document cannot be submitted in paper unless it meets an exemption to required online filing. See E-filing Directions section 6.2

 

Form 15 – Notice of Change of Address (Charge Owner) S.149(2) Land Title Act. If you are the owner of a charge, e.g., a lease, you can use this form to change your mailing address.
Form 17 – Application S.154, 155(1), 241 Land Title Act. If the application is for a transmission, e.g., to executor/administrator – lease or transmission to surviving joint tenant – lease,  an owner may submit this paper form themselves unless it requires a transparency report under the Land Owner Transparency Act.

 

Form 20 – Application by Owner of Absolute Fee for Indefeasible Title S.174(1) Land Title Act. This document cannot be submitted in paper unless it meets an exemption to required online filing. See E-filing Directions section 6.2

 

Form 22 – Application for Duplicate Indefeasible Title S.176(1) Land Title Act. The signature of the owner must be witnessed and the person witnessing must include their address and occupation.

An owner may submit this paper form themselves.

Form 31 – Certificate of Pending Litigation S.215(1) Land Title Act. This document cannot be submitted in paper unless it meets an exemption to required online filing. See E-filing Directions section 6.2
